We get many clients who are either first-time buyers or are relatively inexperienced to the property market, and one of the most confusing terms most people come across is "the property chain."

This ***NO CHAIN*** statement is often referred to on sale particulars for property which, may be referred to as one of the selling points and offered as a quick completion.

What is a property chain?

A property chain is a term used to detail the amount of people who are reliant on another person buying their house and selling another.

Example:

Mark finds a house he wants to buy but can only afford it if he sells his home to Brad. Brad can only buy Mark’s house if he sells his house to Andrew. This repetition carries on until we have the buyer at the “bottom of the chain” who does not need to sell a property to purchase another.

What to be aware of in a chain transaction

Where properties are in a chain transaction there are more factors which will affect the progression of your sale or purchase. Such as:

  • It is only as strong as the weakest link. Should a person lose their buyer then this will in most cases mean that they are unable to progress with their onward purchase meaning that the chain collapses until a new buyer for the property is found.
  • Once the legal process is at the stage of agreeing on the moving date there will be more people who have to agree on the date and more people who are moving on the same date. You may find that several dates are suggested before this meets everyone’s requirements in the chain.

Always keep in mind that just because a property is offered with ***NO CHAIN*** doesn’t mean that things will run smoothly.  The same legal process has to be followed regardless of the chain factor.
